AuSIM Garage: Details
A shared facility for small R&D teams

Most co-working sites are great for a sterile office with a few plants, a coffee machine, and amenities. The AuSIM Garage R&D co-work facility differentiates itself for those that like to spread-out and make things, but need a little more structure than a hacker space.

How It Works

Membership

Use of AuSIM Garage is based on "membership". We have three tiers of membership:

Community Membership
Studio Membership
Shop Membership

Exclusive Space

Clients have an option to secure dedicated space for their exclusive use. Such areas are defined by a "parcel" or a "desk" as a sub-parcel area.

Some clients have started with one parcel, then added a desk, then another parcel as their needs grow.

Shared Community Space

High-bay, huddle room, conference room, and wash room are examples of shared community space (currently more than 800 sq.ft. and growing). Parcels that have not been claimed are also available as shared community space. On any given day, a client can spread-out on temporary fixtures such as folding tables in the community space to do a project. At the end of the day, the client packs it back into their exclusive space. Or with the approval of the co-working members, they can leave it set-up stretching multiple days.

When to take-up residence in the AuSIM Garage

Any or all of the following:

You and your buddies are tired of working in your bedroom.
Your garage is too cold in winter and too hot in summer.
You are not ready to commit to a year's lease.

When to move out on your own

Any or all of the following:

You earned an angel round and have enough to commit to a year's lease.
You need a production facility.
Your team has grown larger than 6.
You are cash-flow positive and can afford your own place.
Your dog and pony show fell flat and your F&F won't give you more play money.

If you like it in the AuSIM Garage and have not outgrown it, you can stay as long as you want.

Space Consideration

Informal Spaces

AuSIM Garage is now part of the Informal Spaces network of R&D co-working sites. As part of that relationship, AuSIM Garage is aligning with Informal memberships and rates. A good example of an Informal Space is Studio 45 in Bernal Heights San Francisco.

Facility Use

Via the "Studio Membership" space can be made exclusive to individuals or companies on a per parcel or per desk or per storage shelf basis. Parcel rates depend on their "desk equivalence" (about 40 sf per desk). See our membership page for rate details.

All space that is not exclusively claimed is available for community use. Members of any membership level can use any and all community space.

Storage

Studio members with exclusive space will generally keep their possessions within their space. However, they are welcome to also rent shelf or floor storage for additional cost. Community members may keep things in the facility via shelf storage. See the membership page for storage details.

Agreements

Non-Disclosure and Confidentiality

Intellectual property is extremely important to all members of the AuSIM Garage community. Because the facility is intended for R&D activities realizing ideas into physical products, the intellectual property of members cannot always be hidden from the view of other members. All members must agree to mutual respect and confidentiality for all other members. If a violation is suspected, the member's access is immediately revoked until the suspicions are investigated. Proven violations result in explusion from the community and a forfeiture of any deposits. A violated member can pursue additional legal action.
